So you are thinking of buying a new home and you are not sure where to start. Here's a quick 1-2-3 that should help you get going...

1) Find a Realtor®. Its the best decision that you will not have to pay for. Generally, the commission seller pay their listing agent has a portion already earmarked to compensate the buyer's agent. So this means all you have to do is find a Realtor® that you can trust and get along with on long sunny weekends, as you take on the often daunting journey of finding the perfect home. Since know one knows you like your friends, it is often the case that Realtor®s are referred from people you know. You are more likely to get a great Realtor® this way than randomly picking one off the nearest park bench.

2) Know why you are buying. Sounds simple enough, however it is not uncommon that one spouse is determined to find the property that will reap heavy returns in 10 years, while another is merely looking for the best place to raise children. Specifically knowing what is a priority to all involved will only make the search that much more efficient and help greatly in determining the appropriate areas on which to focus.

3) Determine your price range. Obviously determining the areas and properties you will be conducting your search will be dependent on how much for which you qualify. A good Realtor® will insist that you are pre-approved before you start wasting your time looking at things that are out of your means. Keep in mind what you can afford is not the same as what the banks will lend you. There is nothing more discouraging than finding your dream home, then finding out you don't qualify for it. Finding out for what you are pre-approved is the first step in making the most of your search. [One caveat to step 3 of which recent times assured us, just because we are approved, doesn't mean we can afford it.Nuff said.]
